Home inspections provide buyers, sellers, and real estate professionals with the information they need to make informed decisions about the purchase or sale of a property. A thorough home inspection is an invaluable tool in any real estate transaction, providing clients with detailed information regarding the condition of the various systems and components of a home. All inspections are performed to American Society of Home Inspectors
(ASHI) standards.
Before the development of environmental law and litigation, real estate purchasers and lenders were faced with traditional, well understood risks when considering the purchase or financing of property. The emergence of environmental concerns has given new meaning to the phrase "buyer beware". Environmental assessments and Phase 1 inspections, based on historical research and a visual examination of the property, guard against the risk of hazardous waste liability, establish "due diligence" and provide a means for "innocent landowner defense" for new owners, lenders, and agents. Environmental and Phase 1 assessments are performed to American Society for Testing and Materials (ASTM) standards E1527.00 and E1528.00.
